Here is a list of some of the standard items banks need from the sellers. Each banks list of items may vary slightly.

1. Authorization to Release Information Form.
    A. This letter will allow our short sale team to discuss the terms and conditions of your mortgage with your lender. We have a generic Authorization to Release Information form for you to download. Click Here to Download Authorization to Release Information

2. Hardship Letter.  
    A. This letter needs to explain why you need to do a short sale on your home. Reasons may be, loss of job, loss of some sort of stable income, medical, divorce, are just some examples.
 
3. Financial Worksheet. 
    A. You will need to document the income you have coming in verses what you have to pay out on a monthly bases.

4. Copies of Tax Returns (last 2 years-first 2 pages only) 
    A. Please black out the first 5 numbers of your social security number leaving the last 4 didgets visiable. Please do this anywhere you have your social security numbers on any documents you send.

5. Copies of All Bank Statements (last 2 months for all borrowers) 
    A. Same as above on your tax returns with reguards to the social secuity numbers and bank account numbers, your name needs to be visiable on these statements.

 

6. Copies of Pay Stubs (last 2 pay periods for all borrowers)

 

           

        Note # 1. If the homeowner is self-employed and does not have any pay stubs, a year to date Profit and Loss Statement and balance sheet must be provided.

        

        Note # 2. A brief explanation is required from the borrower if any of the above documentation is unavailable.
